The management of the buildings is the best since started the process of designing the building. It should be understood that the buildings are poorly expensive to maintain than the well-designed ones. The optimum use of resources and planning for maintenance early part helps a lot in recent years when the building really needs to undergo major maintenance procedures.

As part of my cash flow guidance, always include a total of 2-3 months as a period of vacuum. This is more than realistic when it comes to an average of the properties and tenants reasonable.

In my experience periods of vacuum occur as a result of several things:

* Poor letting agents
* Status of the property below average maintains ownership
* Incorrect pricing in the market. The price is based on location and do not forget the condition of the property.
